First phase of X1 Manchester Waters launched

X1 has launched the first phase of its major Manchester Waters development on the outskirts of the city centre.

The development will be delivered in partnership with property developer and landowner Peel and is located on Pomona Island.

Phase one will include 755 flats, with the first completions scheduled for Q1 2019.

X1 is developing a number of schemes in the region, including a £20m private rented sector tower called X1 The Gateway in Salford Quays, which is being built by Forrest.

Forrest won three PRS jobs with the client in September.

This included the first phase of X1’s £11m Eastbank scheme in March 2015 and the second phase of its Plaza development in January 2016.

Other schemes under way on the Pomona Island site include a 164-home job split across two towers.

 

Vista, the PRS JV between Hermes and Countrywide, forward purchased this scheme in April for £23m, before contractor Rowlinson started on site in June.

Peel has plans to build up to 3,000 apartments on the site.

The firm is also developing the next phase of development at MediaCity in Salford, with plans approved for the £1bn expansion in September this year.

The MediaCity expansion was one of 13 projects showcased to Chinese investors by chancellor Philip Hammond and Northern Powerhouse minister Andrew Percy as part of a UK-China government meeting earlier this month.
