First residents move in to iconic new X1 Manchester Waters development

The first tower of the flagship X1 Manchester Waters development has welcomed its first residents this week as it officially opened its doors. The iconic waterside tower by award-winning developer X1 has 75 exclusive luxury apartments.

With the completion of the first of five towers, we expect a busy few days for our team welcoming new residents into the building and their new homes which are situated on the waterfront of Pomona Island.

The stylish and modern building is the perfect retreat and a place to live, work and play. Rising over the tranquil waterfront, X1 Manchester Waters, situated on Peel L&P’s Manchester Waters scheme, it sits perfectly between Manchester’s vibrant city centre and the UK’s leading creative and digital hub of MediaCityUK.

Melissa Green – Operations & Regional Director at X1 said: “We are delighted to be officially opening the doors of X1 Manchester Waters and launching this exclusive development to the rentals market.

In spite of the global pandemic, interest has remained at an all time high and our management team – X1 Lettings – are already at 45% occupancy, highlighting the ongoing demand and desirable location of the scheme.

It is fantastic to be working in partnership with all of our strategic partners on Peel L&P’s Manchester Waters initiative and we look forward to welcoming new residents over the coming weeks, with plans in place which will allow socially distanced move- in appointments to ensure resident safety is upheld.”

X1 Manchester Waters is a breath-taking development that is at the heart of the regeneration of Pomona Island. The building perfectly captures the trend of modern waterfront living.

It is an example of some of the most sophisticated architecture in Manchester, with outdoor landscaped communal areas, bike storage and a residents’ on site gymnasium.

Gareth Jones – Associate Director at Falconer Chester Hall added “The completion of the first residential block on Manchester Waters signifies the start of large scale redevelopment of the former docklands site and will act as catalyst for further regeneration on Pomona Island.”

The apartments which are available in studio, one, two, and three bedroom layouts are offered furnished and finished to the highest standard that is expected by discerning rental clients.

This re-development in partnership with Peel L&P revitalises a key brownfield and waterside site adjacent to the Pomona Metrolink Station. The regeneration will breathe new life into the former dockland, whilst respecting its heritage.

James Whittaker, Executive Development Director at Peel L&P said: “X1 Manchester Waters forms 742 of the estimated 2,500 new homes planned for the wider Manchester Waters development on Pomona Island. It is fantastic to see X1 welcoming new residents on their first tower and we look forward to seeing the progress on the further four towers in the coming years.”

“As well as much needed residential dwellings, the 26-acre brownfield dockland will be transformed into a mixed-use sustainable community with the agreed masterplan including commercial space to create up to 500 jobs and approximately 12 acres of public realm and open space with canal-side cycleways and footpaths to increase connectivity between MediaCityUK in Salford and Manchester City Centre.”

As one of the last remaining large-scale developments close to the city centre, Peel L&P’s masterplan is proving to be one of the most desirable neighbourhoods in the city.

Mark Connor, CEO at our construction partners Vermont said : “We are extremely proud as a team to have completed Block A in a timely manner in these testing times for all. The quality and spec of the apartments are of the highest level with some fantastic finishes and lovely views across the Manchester skyline.”

Samantha Jones, Head of Marketing at Knight Knox added: “From the moment we launched Block A, X1 Manchester Waters has been one of X1’s most popular developments with our investors.

It has a high ‘rentability’ factor including; excellent transport links, it’s within walking distance of all local amenities including shops, pubs, restaurants and bars, not to mention far-reaching views across Manchester and Salford, all of which combined makes X1 Manchester Waters one of the more desirable properties in the city.”

X1 Lettings are already at a 45% occupancy ahead of launch, with full capacity expected soon after.
